THE TEAM

The DCS Projects team has grown rapidly throughout the APAC region over the last 12 months. We have been working side by the side with some of the leading Data Centre operators to help build their new facilities. We are looking for a Project Director in Japan to jump on board and join this fast-paced business in what is the hottest industry in town.

KEY RESPONSIBILITIES

  • Dedicated to the Data Centre Industry, this position will be responsible for project management services across the Data Centre Solutions business line in Japan to achieve the company's strategic business objectives.

  • Responsible for initiating and delivering project opportunities, project delivery.

  • Key project delivery focus areas include scope, budget, schedule, quality, and risk management.

  • Responsible for identifying tracking performance, coaching, training needs, and motivating direct reports and work group.

  • Directly or indirectly responsible for hiring, terminating, compensation, and performance evaluation for direct reports and work group.

  • Directs all phases of project management including procurement/contracting, initiation, planning, execution, monitoring, controlling and closeout phases of the project.

  • Develops new business growth and maintains existing business relationships.

  • Manages all facets of project management (budget, schedule, procurement, quality & risk) for individual real estate projects including planning, design, construction, occupancy and closeout.

  • Demonstrates capability to read, understand and apply standards to complex documents affecting real estate projects, including but not limited to agreements/contracts, leases, work letters, project charters, surveys and drawings.

  • Interfaces directly with clients to define project requirements. Prepares scope of work, project delivery resource requirements, cost estimate & budget, cash flow, work plan schedule & milestones, quality control, procurement, and risk identification.

  • Leads project delivery resources/team providing project guidance and direction to achieve project goals.

  • Implement project documentation governance aligned with company and client requirements. Ensure project data integrity and documentation is accurate, timely and coordinated, including meetings and written reports/meeting minutes to keep client and project resources informed.

  • Tracks progress of each project against goals, objectives, approved budgets, approved timelines. Reports status and variances. Creates action plans to meet objectives, budget and schedule.

  • Implements change management routines to assess change requests, make recommendations, secure client approvals, and issue change orders. Assesses change requests to determine impacts to scope, budget, schedule, quality, and risk.

  • Demonstrates ability to identify project risks, lead constructability reviews, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.

  • Other duties as assigned.

REQUIRED KNOWLEDGE & SKILLS

  • 5 - 10+ Years’ experience of delivering Data Centre construction or White Space projects or relevant critical environment projects.

  • Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups.

  • Experience in navigating the local Data Centre Market.

  • In-depth knowledge of financial terms and principles.

  • Able to forecast and prepare budgets.

  • Bachelor’s degree in project management, Engineering, business, or equivalent from appropriate 4-year BSc, MSc, college program.
