What you'll do:

Provides strategic direction for a large portfolio of properties and clients in a region within a single market or a smaller, single market. Identifies, targets and develops new business opportunities. Advises operations to meet revenue and operating income targets.

Manages the business unit's financial performance. Recommends strategy and tactics for achieving objectives. Provides market analysis and asset positioning consultation. Assists in acquisition underwriting and due diligence.

Develops new business opportunities from client identification and solicitation, proposal development and presentation.

Maintains ongoing relationship with clients, ensuring that objectives are being met. Anticipates and responds to client's needs.

Oversees the preparation of annual budgets, forecasts, management plans, monthly performance reports, and variance reports. Ensures the delivery of accuracy, timely, and complete reports.

Ensures periodic regular property inspection. Recommends and/or approves alterations, maintenance and reconditioning. Contracts for and handles vendor services as the need arises.

Handles the planning, budgeting and control of operating and capital expenditures. Coordinates and approves the calculation of all special billings.

The role will require a current and active California real estate license.

Performs other duties as assigned.

Manages the planning, organization, and controls for a major functional area or department. May be responsible for a mix of direct and matrix reports. Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination. Effectively recommends same for direct reports to next level management for review and approval. Monitors appropriate staffing levels and reports on utilization and deployment of human resources. Leads and supports staff in areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising and rewarding performance and retention. Leads by example and models behaviors that are consistent with the company's values.

Bachelor's degree (BA/BS) from four-year college or university and a minimum of 10 years of related experience and/or training.

Real Estate Salesperson License required. Professional designation such as CPM, CCIM, RPA and/or FMA preferred.

Ability to comprehend, analyze, and interpret the business documents. Ability to respond effectively to issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on topics to employees, clients, top management and/or public groups. Ability to empower and negotiate effectively with key employees, top management, and client groups to take desired action.

Requires in-depth knowledge of financial terms and principles. Reviews financial/business analysis and reports prepared by subordinates. Ability to analyze the most sophisticated business/financial data and develop innovative solutions. Develops and implements financial policies and procedures. Approves and oversees department budget.

Ability to solve problems and take care of a variety of options in situations. Requires analytical and quantitative skills with experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.

Intermediate to sophisticated skills with Microsoft Office Suite

Solid understanding of leases, contracts, financial instruments, tax laws, and construction.

Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve results. Responsible for setting project, department and/or division deadlines. Errors in judgment may cause long-term impact to line of business and/or overall company.

Responsible for personal safety and the safety of those who are affected by your work. This includes but is not limited to:

  1. Complete all required and assigned HSE training at a satisfactory level,

  2. Follow all activity policies and procedures, including all HSE-related requirements at all times,

  3. Participate in all HSE-related programs & activities as required, including incident investigations, interviews, auditing and assessment, etc.

  4. Report any conditions which you feel could result in an accident or injury and / or stop work if required.

As a Manager:

  1. While adhering to all HSE requirements established for CBRE employees, supervisors and managers are additionally required to:

a. Provide sufficient distraction-free time for employees to complete all required HSE training & support the HSE training program implicitly,

b. Investigate and resolve (if possible) all reported unsafe conditions / acts and communicate results back to the affected stakeholders,

c. Support "stop work" authority when it is exercised in good faith,

d. Communicate any / all potential workplace hazards and workplace procedures.

Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future.

CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for the position is $150,000 annually and the maximum salary for the position is 190,000,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program.
