About The Role:

Manage and lead the overall sales and promotions activity of commercial property tenant building services including labor estimates, overhead, operating expense budgeting, fee analysis, benchmarking, and other financial analytics.

Interact with tenant occupiers through participation in introductory meetings, pitches and contract negotiations.

Drive the client relationship and business development activities of the company within an assigned commercial property location.

This position will be located onsite in New York City, NY USA.

What You'll Do:

Responsible for and has full ownership and leadership of price modeling, and labor costs for mid to large scale commercial building services provided to office building occupier clients.

Coordinate the creation of a professional-quality proposal materials for new pursuits and renewal contracts (most commonly written proposals, RFP responses, and graphical presentations.)

Participate in client-facing meetings for cultivation and business development efforts.

Initiate new business outreach through various channels including calls, emails, and direct visits.

Identify and develop additional sales opportunities within the existing clientele.

Maintain and report on sales activity, trends, and progress to management.

Aim to boost company revenue and profitability by expanding the client base.

Participate actively in industry marketing and networking events.

Contribute to agendas for the regional key client workshops, attending and circulating high level minutes, and managing follow-up.

Manage collation of financial or billing information from business lines and reporting in relation to the same.

Develop strong working relationships with subject matter experts throughout the organization at the functional and account management levels.

Coordinate and assign tasks to co-workers and other subject matter authorities involved in a business pursuit project.

Support in implementing the client relationships internal communications plan to promote the assigned site initiatives, working with the Graphic Design team as required.

Other duties as assigned.

What You'll Need:

  • Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future.

  • Bachelor's degree (BA/BS) from 4-year college or university required. Minimum of 5 years of related experience and/or training with a background in business-to-business sales preferred. Experience must include a minimum of 2 years in commercial real estate developing tenant occupier building service solutions, pricing and contracts.

Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to prepare analytics and reports in a pre-designed style and format. Ability to efficiently respond to inquiries from clients, co-workers, supervisor, and/or management. Ability to effectively present information.

Requires in-depth knowledge of financial terms and principles. Reviews complex financial/business analysis and reports prepared by subordinates. Ability to analyze complex business/financial data and develop innovative solutions.

Ability to solve advanced problems and take care of a variety of options in complex situations. Requires expert level analytical and quantitative skills.

Technically savvy with solid experience in Microsoft Office (PowerPoint, Excel, Word) and Outlook. Advanced Excel skills preferred.

Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and timelines. Responsible for setting work unit and/or project timelines. Errors in judgment may cause short-term impact to department.

CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum base salary for theBusiness Development Manageris $95,000 annuallyplus commission, and the maximum base salary for the Business Development Manageris $100,000 annuallyplus commission. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience.
