About the role

Leads all aspects of a single property or portfolio of commercial, industrial, or retail properties. Coordinates all marketing, operations, and financial activities. This role will also lead all facets of project management (budget, schedule, procurement, quality & risk) for individual real estate projects including planning, design, construction, occupancy, and closeout.

The ideal candidate will be based (or will reside) in El Paso,Texas or be willing to relocate to the area.

What the role will do

Property Manager Duties :

Responds to tenant needs, ensuring that administrative and building technical staff resolve problems promptly. Ensures that services are provided by following policies, procedures, regulations and contractual obligations and standards.

Ensures periodic regular property inspection. Recommends and/or approves alterations, maintenance and reconditioning as needed. Contracts for and coordinates vendor services as the need arises.

At owner's discretion, markets and leases the property, qualifying and showing space to prospective tenants, and working up new leases and lease renewals. Coordinates tenant move-ins and move-outs, "walk-through" spaces with tenants and tenant improvement department and acts as primary contact with property owners to ensure that objectives are being met and prepares timely, accurate and complete reports.

Develops and controls annual budgets for operating and capital expenses. Forecasts management plans and prepares monthly performance, explaining variances.

Collects rent and pays expenses in compliance with lease terms. Prepares all required legal notices. Recommends and coordinates legal action as required. Reviews and reconciles tenant rent and Common Area Maintenance (CAM) recovery charges.

Negotiates early terminations of leases. Provides lease analysis for client's review and approval. Documents settlement of and notifies affected parties.

This position will support all property sales by coordinating due diligence process and coordinating with outside brokers.

We develop business relationships through membership and participations in professional, industry/trade and civic organizations.

Project Manager Duties:

Demonstrates capability to read, understand and apply standard to moderately sophisticated documents affecting projects, including but not limited to: agreements/contracts, leases, work letters, project charters, surveys and drawings.

Interfaces directly with clients to define project requirements and needs. Prepares scope of work, project delivery resource requirements, cost estimate & budget, work plan schedule & turning points, quality control, and risk identification.

Identifies resources from pre-qualified lists or through individual project qualification process; conducts standard request for proposals; completes bid analysis; recommends resources to clients.

Implements project documentation governance aligned with company and Client requirements. Ensure project data integrity and documentation is accurate, timely and coordinated.

Tracks progress of each project against goals, objectives, approved budgets, approved timelines. Reports status and variances. Builds action plans to meet objectives, budget and schedule.

Implements change management routines to assess change requests, make recommendations, secure client approvals, and issue change orders.

Demonstrates ability to identify project risks, develop risk mitigation and contingency plans, and implement plans to reduce or eliminate project risks.

Bachelor's degree (BA/BS) from four-year college or university and a minimum of four to six years of related experience and/or training.

Real estate license required, and CPM or RPA professional designation or candidacy preferred.

Excellent written and verbal communication. Strong interpersonal and analytical skills. Ability to provide efficient, timely, reliable and friendly service to customers. Ability to optimally present information and respond effectively to critical issues.

Requires experienced knowledge of financial terms and principles and conducts high level financial analysis. Ability to calculate intermediate figures such as percentages, discounts, and commissions.

Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires high level analytical and quantitative skills. Intermediate to expert skills with Microsoft Office Suite

Decisions made with detailed understanding of procedures, company policies, and business practices to achieve general results. Responsible for setting work unit and/or project timeframes. Errors in judgment may cause short-term impact to department.
