About the role

  • Lead all aspects of a single property or portfolio of commercial, industrial or retail properties. Oversee all marketing, operations and financial activities.

What you’ll do

  • Respond to tenant needs, ensuring that administrative and building technical staff resolve problems promptly. Ensures that services are provided in compliance with policies, procedures, regulations and contractual obligations and standards.

  • Ensure regular property inspection; travel to various properties. Recommend and/or approve alterations, maintenance and reconditioning as needed. Contract for and supervise vendor services as required.

  • At owner's discretion, market and lease the property, qualifying and showing space to prospective tenants, and arranging new leases and lease renewals. Coordinate tenant move-ins and move-outs, and "walk-through" spaces with tenants and tenant improvement department.

  • Act as primary contact with property owners to ensure that objectives are being met. Prepare and deliver timely, accurate and complete reports.

  • Develop and controls annual budgets for operating and capital expenses. Forecast management plans and prepares monthly performance, explaining variances.

  • Collect rent and pays expenses in concurrence with lease terms. Prepare all required legal notices and recommends/coordinates legal action as needed.

  • Review and reconcile tenant rent and Common Area Maintenance (CAM) recovery charges.

  • Arrange early terminations of leases and provide lease analysis for client's review/approval. Document settlement of and notifies affected parties.

  • Support all property sales by running due diligence process and monitoring the activity of outside brokers.

  • Develop business relationships through membership and participations in professional, industry/trade and civic organizations.

Supervisory responsibilities

Provide formal supervision to individual employees within single functional or operational area. Recommend staff recruitment, selection, promotion, advancement, corrective action and termination. Plan and monitors appropriate staffing levels and utilization of labor, including overtime. Mentor and coach team members to further develop proficiencies. Lead by example and models behaviors that are consistent with the company's values.

Education and Experience

Bachelor's degree (BA/BS) from four-year college or university and a minimum of four to six years of similar experience and/or training.

Certificates and/or Licenses

Real estate license required; CPM or RPA professional designation or candidacy preferred.

Interpersonal skills

Excellent written and verbal skills; ability to efficiently present information. Strong interpersonal and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers as well as respond efficiently to critical issues.

Financial knowledge

Requires proficient knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts detailed financial analysis.

Reasoning ability

Ability to comprehend, analyze, and interpret detailed documents. Requires sophisticated analytical and quantitative skills.

Intermediate to sophisticated skills with Microsoft Office Suite
