About the role

The Construction Project Manager manages construction projects for our life sciences client in Elkton, VA with direct accountability for project delivery. Role requires onsite presence 5 days a week.

This job is part of the Construction Management function responsible for ensuring all deliverables of construction projects are completed on time.

The Construction Project Manager act as a Superintendent with direct accountability for construction project delivery on two separate manufacturing facilities located in Elkton, VA. Projects include infrastructure, MEP, utilities, exterior, and interior fit-outs. Emphasis on vendor/contractor management including permitting, scheduling, and inspection.

What you’ll do

Conduct periodic site walks tomonitorthe progress of construction. Reviewthestatus of work completed during the period covered and confirm work is aligned with the approved drawings and specifications.

Oversee construction and disbursement schedules. This includes zoning approvals, certified surveys, building permits.

Review contractors' direct cost payment requisitions and budget status, review of subcontracts, bonds/subcontractor default insurance, review of change orders, review of monthly Job Cost Reports, opine on adequacy of contingency, review of construction schedules, review of lien waiver and other documentation.

Prepare Project Status Reports and recommend the release of construction funds.

Review contract blueprints and specifications and opine for completeness and general compliance with commonly accepted architectural /engineering standard processes.

Analyze the direct and indirect cost budget including cost estimate back-up and coordinate with the Cost Advisory group performing parameter estimates, spot quantity take-offs and review of supporting documentation from contractor and subcontractors.

Review and make relevant comments concerning the terms of the construction agreement, the submitted subcontracts, architectural and engineering design agreements, building loan agreement as well as review both Contractor and Architect's qualification statements.

Review and comment on construction and disbursement schedules as well as other submitted document including but not limited to zoning approvals, certified surveys, building permits and approvals, utility company approval letters, soil and foundation engineering reports, and designer's certification of code and ADA compliance.

Prepare Construction Risk Assessment Reports.

What you’ll need

Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future.

  • Bachelor's Degree preferred with 5-8 years of relevant Superintendent experience. In lieu of a degree, a combination of experience and education will be considered.

  • Licensure as either a Professional Engineer or Registered Architect is desired. PMP is a plus.

  • Proficient in Microsoft Office Suite (Word, Excel, Outlook). Working knowledge of project management software (MS Project, Procore, Kahua)

  • Ability to read and understand architectural drawings.

  • Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable, and courteous service to customers.

  • Knowledge of the entitlement/permitting process and construction delivery methods and agreements. Familiarity with construction standard methodologies, general building codes, and various building types and systems.
