The Role
Supporting the Alliance Director and sitting within a very experienced and highly supportive site-based team, the National Portfolio Manager will have a dual focus:
1.) Supporting the delivery of the client’s property strategy with high-level property management duties across their New Zealand corporate office network (5 large sites plus some smaller).
2.) Supporting transactions / lease negotiations and strategic consulting on cost saving opportunities across the corporate and retail business.
Based in Auckland, New Zealand.
Immediate start is available.
A typical day may involve:
Management of the client's tenure, and operations of sites across New Zealand to ensure a consistent and high level of service delivery.
Handling transaction delivery across Retail and Corporate portfolios – negotiating leases, renewals, site acquisitions and exits.
Providing strategic advice around cost savings within the portfolio, opportunities to negotiate better terms, and recommending changes related to property.
Eventually taking a mentorship position over junior team members.
Management and monitoring the performance of the assigned portfolio - including lease, database, document and account management.
Financial management, reporting and planning.
Budgeting, forecasting, and planning tasks with the support of the Finance team.
A high focus on relationship management - creating and building relationships with Landlords, Tenants, Local Authorities, internal and external Legal Counsels, supply chains, and key client stakeholders.
Close collaboration with Facilities Management teams and other functions of the property team.
Requirements
(ESSENTIAL) - Property Management experience with Commercial or Retail portfolio management.
(ESSENTIAL) – Strong understanding and experience with property-related Transactions and lease negotiations.
(ESSENTIAL) –Knowledge of / existing contacts within large landlords and leasing agents
Strong experience with leasing, budgets, reconciliations, make-goods and negotiations.
Excellent stakeholder management and presentation skills.
The ability to influence to achieve desired outcomes through successful negotiations.
Great knowledge of financial terms and principles, including the ability to conduct financial business analysis, review contracts and prepare reports.
Drivers' License is required, and ability to travel on ad hoc basis (roughly once every 2 months).
